CCG forms first of 33 Phase 2 homes in Bellsmyre regeneration
The second phase of Caledonia Housing Association's West Dunbartonshire programme, backed by £5.8m of Scottish Government grant, follows the 27-home Whiteford Avenue phase CCG (Scotland) finished in January.

CCG (Scotland) has started forming the first of 33 affordable homes in the second phase of Caledonia Housing Association's Bellsmyre regeneration in West Dunbartonshire, the contractor said.
The programme, led by Caledonia with West Dunbartonshire Council, is planned to deliver up to 138 homes within five years. Caledonia said the homes will replace 264 older flats.
Phase 2 is a mix of flats and houses. CCG said all of the future tenants are existing Bellsmyre residents moving from flats that have since been demolished or from temporary accommodation.
Allan Jones, Chairperson of Caledonia Housing Association, said: "The continued regeneration of Bellsmyre is a longstanding commitment for Caledonia and remains a key project within our development programme."
The second phase
Each Phase 2 home will have a heat pump for heating and hot water, CCG said. The works also include a network of foot and cycle paths to connect the wider neighbourhood and enhanced public green space.
The phase has £5.8m of Scottish Government grant funding. CCG said the scheme supports the Scottish Government's Housing Emergency Action Plan.
David Wylie, CCG (Scotland) Managing Director, said the phase is expected to complete in 2027. He said: "The association's decision to appoint CCG directly, combined with their commitment to working collaboratively with us and our valued design team, has helped drive efficiencies at every stage."
On social value, CCG said it would offer site-based jobs and take part in careers events with local schools. During Phase 1 it had committed to two jobs, one trade apprenticeship and six work placements.
Wylie said CCG's partnership with Caledonia began in 2018. At the start of Phase 1, he said CCG had been involved in the regeneration of Bellsmyre since 2022.
How Phase 2 compares with Phase 1
Phase 1, 27 homes at Whiteford Avenue, was completed in January and won at the 2026 Scottish Home Awards, according to CCG. Caledonia described it as the first phase of a £7.3m development supported by £4.4m of Scottish Government grant. The homes comprise four-, three- and two-bed houses and one- and two-bed cottage flats, Caledonia said.
| Phase | Homes | Scottish Government grant |
|---|---|---|
| Phase 1 (Whiteford Avenue) | 27 | £4.4m |
| Phase 2 | 33 | £5.8m |
CCG had originally expected Phase 1 to be completed by spring 2026; Caledonia marked its completion in January. Cabinet Secretary for Housing Màiri McAllan visited Bellsmyre, CCG said. She said 138 energy-efficient social rented homes would be delivered over five years.
The start of Phase 2 has been described differently. When Phase 1 completed, Caledonia said Phase 2 construction was due to begin in spring 2026. CCG's latest release says the contractor began works on Phase 2 earlier in the summer.
Background
Caledonia's project page says the original plan was for 140 two-storey affordable homes, since revised to 138, and that the programme was reworked into a larger number of smaller phases over a longer period. The association had expected Phase 1 construction to start in early 2025.
The Scottish Government's Housing Emergency Action Plan commits up to £4.9bn over four years towards around 36,000 affordable homes by 2029-30, and lists ending children living in unsuitable accommodation as its first priority.
Phase 2 at Bellsmyre is due to complete in 2027.
